Floor plans · 2D with room dimensions

Floor plans that answer “will it fit?” before the showing.

A clean 2D floor plan shows how the rooms connect, which bedroom sits over the garage and whether the dining table fits. We measure on site during your shoot and deliver the plan with the photos.

2D plan or 3D tour?

A 2D floor plan ($75) is a flat drawing with walls, doors, windows and room sizes. It prints well, reads fast on a phone and goes straight into the MLS photo set or a flyer.

A Matterport 3D tour ($125) lets buyers walk the home online and comes with its own measured plan. Pick the tour when the layout is the selling point or buyers are shopping from out of town. Pick the 2D plan when you just need the layout on paper. See 3D tours for how the scan works.

Who asks for floor plans.

  • Condo and townhome sellers, where the question is always how the levels stack.
  • Landlords and property managers, because renters filter by layout and a plan cuts the back-and-forth.
  • Commercial tenants, who need square footage by room before they call.
  • Agents with an odd layout, like a split-level, an addition or a basement suite that photos can't explain.

A guide, not a survey.

Our plans are for marketing. They're measured carefully, but they aren't a survey or an appraisal, and they shouldn't be used to state official square footage. For that, use the appraiser's figure or the measuring standard your MLS accepts.

Questions, answered.

How long does the floor plan take to deliver?

It comes with your photos, usually within 24 hours of the shoot. Plans made from a 3D tour arrive with the tour in 48 to 72 hours.

Do you show furniture on the plan?

No. Plans show walls, doors, windows, stairs and room dimensions, so buyers picture their own furniture.

Can I get a plan without photos?

Book it with any package or ask us for a plan-only visit. Call us and we'll set it up.

Does the plan include square footage?

Each room is dimensioned. Treat totals as approximate and rely on the appraisal or your MLS's measuring standard for the official number.
