What happens on shoot day.
Your photographer walks the home first and plans the order: exteriors while the light is right, then room by room from the front door back. Each room is shot from the corners at about chest height, so it looks the way it feels when you stand in it. No warped fisheye angles, no rooms that look twice their size.
A typical three-bedroom home takes an hour to an hour and a half on site. Bigger homes, drone and video add time.
How we edit.
Every photo goes through a person, not a preset. That means straight vertical lines, window pulls so you can see the yard through the glass, rooms color-matched so the walls don't change shade from photo to photo, and a clean blue sky on exteriors.
What we won't do: change anything permanent. No removing a power line from the view, no painting over a stained ceiling. Lawn and sky touch-ups are available, but we won't hide anything a buyer would find at the showing. Buyers should walk in and see the home they saw online.
Get the home ready.
Ten minutes of prep makes a bigger difference than any edit. Send this list to your sellers:
- Turn on every light and lamp, and replace dead bulbs.
- Open blinds to the same height in each room.
- Clear kitchen and bathroom counters down to one or two items.
- Put toilet lids down and hide trash cans, pet bowls and magnets on the fridge.
- Move cars off the driveway and away from the front of the house.
- Turn off ceiling fans and TVs.
How many photos does a listing need?
Enough to walk a buyer through the home without gaps. For most townhomes and three-bedroom houses that's 25 to 30 photos, which is what Essential Photography covers. Larger single-family homes usually need 35 to 60. If a home needs more, add 10 more edited photos for $50, or step up to Listing Launch or Signature Luxury.

How fast do I get the photos?
Photos are delivered within 24 hours of the shoot, straight into your KONAH portal, in high-res and MLS sizes. Need them sooner? Add a rush edit for $50 (same evening) or guaranteed same-day delivery for $100. Videos and 3D tours take 48 to 72 hours.
Do you charge for travel?
Not in our core area: Northern Virginia, Fredericksburg, Culpeper, Washington DC and nearby Maryland have no travel fees. We're covering 100 miles from Woodbridge, Virginia, and for places farther out, like Richmond or Charlottesville, just ask about travel before you book. See every area we serve.
Do I need to be at the shoot?
Not usually. Most agents leave a lockbox code or meet us to open up and then head out. Add access notes when you book and the photographer sees them in their job details.
What if it rains on drone day?
Interior photos still happen and still deliver on time. If wind or rain grounds the drone, we reschedule the flight at no cost, or refund the drone part if you'd rather skip it.
Is virtual staging allowed on the MLS?
Yes, when it's clearly labeled as virtually staged. We never change permanent features of a home: no fake walls, floors, views or repairs.
Do I own the photos?
You get a license to use them to market the property and your own business. The full terms are shown at checkout.
Can I reschedule?
Yes. It's free up to 24 hours before the shoot. A change inside 24 hours may carry a fee, and you'll see it before you confirm.
