Westmoreland, Richmond, Northumberland & Lancaster Counties, Virginia

Real estate photography in Colonial Beach & the Northern Neck, VA.

The Northern Neck is the peninsula between the Potomac and the Rappahannock, and nearly every road on it ends at water. Colonial Beach, in Westmoreland County, grew up as a resort town once called the "Playground on the Potomac," and its beaches run about two and a half miles. From there the Neck stretches southeast through Montross and Warsaw to Kilmarnock and Reedville, close to the Chesapeake Bay.

Shoreline sells the listing.

On the Neck, buyers want to know exactly how a property meets the water: open river or a sheltered creek, a sand beach or a bulkhead, a pier and how long it runs. One aerial still answers all of that, so the drone ($250) is close to standard here. On tidal creeks we also watch the tide: at dead low water a creek lot can show more mud than water, so we time the shoot when the water is up. Homes that face west over the water are worth a real twilight ($250).

Getaway cottages and rentals.

Many listings here are weekend places or short-term rentals, often sold furnished. Those buyers are shopping for the porch, the beach chairs, the screened room and the sunset, so we shoot the setting as much as the rooms. Our Airbnb packages include the amenity frames guests and buyers look for, and a 3D tour ($125) saves a long drive for anyone deciding from a couple of hours away.

Drone photography in Northern Neck.

The Northern Neck is outside every ring our booking check models: Colonial Beach clears every ring in our airspace check, and Kilmarnock clears every ring in our airspace check. Upriver from Colonial Beach, the Navy's range at Dahlgren has airspace over the Potomac that our check doesn't model, so for homes at the north end of the Neck the pilot reads the FAA charts and gets any authorization the flight needs before shoot day. Wind off open water is the other deciding factor, and the pilot checks it on the morning of the flight.

Our airspace check, place by place. Drone is available at every one of them. Clear of every ring: Colonial Beach, Montross, Westmoreland State Park, Warsaw, Kilmarnock and Reedville. Every address is checked when you book, and the pilot runs B4UFLY and LAANC on the day of every flight.

    Northern Neck questions.

Do you really come out to the Northern Neck?

Yes. Westmoreland, Richmond, Northumberland and Lancaster counties are all inside our 100-mile area. They're outside the core no-travel-fee list, so ask about travel before you book.

When is the best time to shoot a waterfront home?

Tell us which way the house and the water face, and we plan around the sun. On tidal creeks we also avoid the lowest tide, when mudflats would lead the photo.

Can you fly a drone in Colonial Beach?

Yes. Colonial Beach clears every ring in our airspace check. Because the Navy's Dahlgren range is upriver, the pilot checks the FAA charts for it before confirming, and every address is checked when you book.

Do you photograph short-term rentals on the Neck?

Yes. Our Airbnb packages cover the porch, the water view and the details guests book on.
