RVA's housing is some of the most photogenic in Virginia: rowhouses with tall porches in The Fan, restored homes in Church Hill, brick streets near Carytown, loft condos in Scott's Addition and converted warehouses in Manchester. It's at the far south end of our area, about an hour and a half down I-95.

A Fan rowhouse runs front to back: parlor, dining room, kitchen, then a small garden or patio. Photos that try to make the rooms wide don't work. We shoot down the length of the house, give the porch and the original details their own frames and recommend a floor plan ($75) so buyers understand the layout. Many of these houses have been split into units; each unit gets its own set.

In Scott's Addition and Manchester, buyers want the exposed brick, the big windows and the view. A real twilight ($250) from a high floor captures the skyline, and a 3D tour helps buyers compare similar loft plans across buildings.
