Where your photos can go.
Your license covers marketing your property: listing websites that accept owner listings, flat-fee MLS services, social media, your own flyers and a single-property website with a QR code for the yard sign. Some sites have their own photo rules; check each site's instructions before you upload. If you later list with an agent, tell them you have professional photos of the home.
Describing your home.
Fair Housing rules apply to private sellers' advertising too. Describe the home and its features (a renovated kitchen, a fenced yard, a short walk to the Metro), never the kind of buyer you imagine for it. Our guide to Fair Housing-safe listing descriptions has plain examples.
Honest photos.
We present your home at its best without hiding anything a buyer will find on a visit. We correct light and color and can replace a gray sky, but we won't edit out defects, and virtually staged photos are labeled. That protects you: a buyer who feels misled by the photos walks in already doubting.

Do I need a real estate agent to book?
No. Homeowners book directly online, the same way agents do.
Will you help me price or market the house?
We make the media. Pricing, contracts and negotiations are outside what we do, so talk to a real estate attorney or agent for those.
Can I add a floor plan?
Yes. A measured 2D floor plan is $75 and helps buyers understand the layout.
Do I have to be home?
No. Leave a lockbox code or meet us to open up, then head out while we shoot.
