Matterport vs Zillow 3D Home tours.

Both let buyers walk through a home online. They're captured differently, look different, and live in different places. Here's an honest comparison from a company that shoots Matterport, with the parts that depend on each platform's current terms flagged for you to check.

What each one is

Matterport builds a navigable 3D model, a "digital twin", from scans taken around the home with a dedicated camera. Buyers move point to point through the space, switch to a dollhouse view of the whole house, and see a floor plan view. Zillow 3D Home is Zillow's own tour format, typically captured with a phone or a 360 camera through Zillow's app, producing a tour of connected panoramas that's built to display on Zillow listings.

Capture and quality

Matterport captures depth as well as imagery, which is what makes the dollhouse and measurements possible, and a scan of a typical home takes an hour or more on site. Zillow 3D Home capture is generally quicker and lighter, built around panoramas. The difference shows in the result: Matterport tours feel more like moving through a model; panorama tours feel more like stepping between viewpoints. Image quality in both depends heavily on the operator, the lighting and the prep.

Floor plans and measurements

Matterport scans can produce floor plans and approximate measurements as part of the deliverable; KONAH's 3D tour add-on includes a floor plan. Zillow offers its own interactive floor plan options in some workflows. In both cases, treat measurements as approximate for marketing, not as an appraisal or a survey; our guide to floor plans and square footage explains why.

Where buyers see each tour

A Matterport tour is a link and an embed: it can go in the MLS virtual tour field (unbranded), on a property website, in emails and on social media, and it's portable across platforms. A Zillow 3D Home tour is designed for Zillow's own listing pages, and its use elsewhere depends on Zillow's options at the time. If the listing's audience is heavily on Zillow, that matters; if you want one tour everywhere, portability matters more.

Hosting and how long the tour lives

Tours need hosting. Matterport tours live on Matterport's platform under an account, and how long they stay live depends on the hosting arrangement. Ask any provider how long the tour stays up and what happens after the sale. When VHT Studios wound down its photography business in 2025, for instance, its notice said hosted Matterport tours would stay viewable through the end of that year; tours are only as permanent as the account behind them. Zillow's terms govern its own tours. Read the current terms for both before promising a seller a tour "forever."

Branded and unbranded versions

For the MLS tour field, the tour should be unbranded, without agent name, phone or logo. For your website and social media, a branded version is fine. Matterport tours can be shared in both forms. Make sure whoever shoots the tour delivers the unbranded link for the MLS.

Cost

Pricing for both varies by provider, home size and hosting terms. At KONAH, a Matterport 3D tour with floor plan is $125, and large or luxury homes are $250; Signature Luxury includes the tour. Zillow's own tour programs have their own pricing and eligibility rules, so check with Zillow or a Zillow-approved provider.

Which homes benefit most

  • Out-of-town and relocating buyers, a big share of buyers in a market shaped by military, federal and contractor moves.
  • Larger homes and unusual layouts, where photos don't explain how rooms connect.
  • Luxury listings, where serious buyers want to study the home before flying in.
  • New construction models, which can stay online for a whole community's sales cycle.

For a small condo or a straightforward townhome, a good photo set plus a floor plan often does the job without a 3D tour.

Prep is the same for both

3D tours see everything, including rooms you'd skip in photos. Prep every room, close closet doors you don't want shown, put away personal items, and make sure the home is empty during capture, since people and pets moving through the scan cause gaps and ghosts. Turn on lights consistently in every room.

How to choose

  1. Where are your buyers? Mostly on Zillow, or spread across portals, your website and social?
  2. Do you need a dollhouse and floor plan view, or just a walk-through?
  3. How long must the tour stay live, and who controls the hosting?
  4. What's the budget relative to the home?

If you want one portable tour with a floor plan for every channel, Matterport is the safer default. If the listing lives on Zillow and speed matters most, Zillow's own tour can make sense. See our 3D tours page for samples and prices.

3D tours and accessibility

3D tours help buyers who can't easily visit in person, including people relocating from far away and people for whom multiple showings are physically hard. They don't replace good photos with descriptive captions, a floor plan with dimensions, or clear information about steps, entrances and elevators. Describe accessibility features factually in the listing (a step-free entry, a first-floor bedroom, an elevator building) rather than relying on the tour to show them.

What a scan day looks like

For a Matterport scan, the operator moves the camera through the home in a grid of positions, every few feet, room by room. Doors are opened to connect spaces, mirrors and large windows may need attention, and the home needs to stay empty and still. A typical single-family home takes an hour or two depending on size; a large home takes longer, which is why KONAH prices large and luxury homes separately. Plan the scan for the same visit as the photos so the home is prepped once, and schedule it after the photographer has finished staging each room.

Using tours after the sale

A 3D tour has value beyond the listing. Some agents keep a sold tour as a portfolio piece (with the seller's permission and within the license), builders keep model tours online for an entire community's sales cycle, and property managers reuse a unit tour every turnover. If that matters to you, ask about hosting terms up front, since the tour only stays live while the hosting does.

A note on measurements in tours

Some buyers measure rooms inside a 3D tour to plan furniture. That's handy, but tour measurements are approximate. Make sure the listing doesn't present them as exact, and point buyers to the floor plan's disclaimer and, for anything that matters, to a tape measure at a showing.

Features, hosting terms and eligibility rules for both platforms change. Check Matterport's and Zillow's current documentation before relying on any specific feature. KONAH shoots Matterport tours; we don't sell Zillow 3D Home tours.
