How it works.

Step 1

Open a client file

Client name, property address and price. That's the whole form. Each file keeps the offer, the counters, the documents and the timeline together.

Step 2

Drop your contract form

Download the form from your association library, zipForm, SkySlope Forms or dotloop and drop the PDF in. KONAH keeps your original as it is.

Step 3

Say the terms

"450k, FHA 3.5% down, 10k EMD, 7-day inspection, close December 15, seller pays 2%." KONAH AI turns it into a terms sheet and asks about anything a contract usually needs that you didn't mention.

Step 4

Check, fill, send

If your form has fillable fields, KONAH matches each one to a term and you approve every match. Signature and initial fields stay blank. Then send the package from your Gmail or from KONAH, only when you tap Send.

What KONAH does and doesn't do.

KONAH Offer prepares the offer package. It does not write purchase contracts. The standard contract forms in Virginia, Maryland and DC are licensed through the REALTOR associations, and the contract is your responsibility and your broker's. So KONAH works with the form you already use: it types in the terms you gave and never adds a clause, a term or any wording of its own.

If your PDF is flat (no fillable fields), KONAH says so and gives you Copy terms for my form: every term in the order most forms ask for it, ready to paste into zipForm, dotloop or SkySlope Forms.

The terms sheet asks the right questions.

  • Price and financing: loan type, down payment, loan amount.
  • Earnest money: amount, who holds it, when it's due.
  • Contingencies: financing, appraisal, inspection, home sale, HOA or condo review, with days.
  • Appraisal gap and escalation when you mention them.
  • Settlement, title company, concessions, inclusions, rent-back, possession and when the offer expires.

Anything missing becomes a plain question. A waived contingency gets a neutral note, like "No financing contingency stated — confirm with your client". KONAH never tells you what to offer.

Forms checklist for every state.

Search which documents a deal like this usually needs by state (named forms for Virginia, Maryland and DC; a general list built around your state association's purchase agreement everywhere else), financing (conventional, FHA, VA, USDA, cash), HOA or condo and year built (the federal lead-based paint disclosure for homes built before 1978). You get the form names and where to get them. KONAH never reproduces form text, and your brokerage's checklist always wins.

Sensitive documents, handled carefully.

  • No ID cards stored. You check the buyer's ID yourself and tick "I verified the buyer's ID"; KONAH records when.
  • Proof of funds in one line. KONAH AI reads the statement once and writes "Proof of funds verified: $X available as of DATE". Account numbers are masked.
  • The original statement never goes in the package and is deleted 30 days after you close out the file. Add a redacted one-page summary instead if you want.
  • Every document is private to you, opened through short-lived links.

One link, and you know when it's opened.

The listing agent gets one private page with the offer summary and every attached document. You see "Opened 2×" in your client file, and you can turn the link off or replace it any time. The cover note KONAH drafts sticks to the offer's facts. Buyer "love letters" can raise Fair Housing issues, so KONAH flags wording about who the buyers are before anything is sent.

Accepted? One tap to the Transaction Coordinator.

Mark the offer accepted and start the KONAH AI Transaction Coordinator with the dates, the parties and your documents already filled in. The coordinator has its own price. After that, the client file shows every document of the whole deal and one timeline.

KONAH Offer questions.

Does KONAH write the purchase contract?

No. You use your own licensed contract forms. KONAH builds the terms sheet from what you tell it and, if your form PDF has fillable fields, types those terms into your form for you to check. You and your broker are responsible for the contract.

What does it cost?

$9.99 per client, charged when you start the first offer for that buyer. Every other offer you write for the same buyer in the next 12 months is included. You can pay by card or with your KONAH account credit.

Will it send anything on its own?

No. Nothing goes to the listing agent or anyone else until you tap Send.

Where does the proof of funds go?

KONAH AI reads it once to write the verified line, masks account numbers, and never puts the original in the package. The original is deleted 30 days after you close out the file.

Which states does the forms checklist cover?

Every US state. Virginia, Maryland and Washington, DC get the named association forms; everywhere else the list says "your state association's purchase agreement" and the other documents to look for, without guessing form names. It lists names and where to get them, and your brokerage's checklist always comes first.
