Listing photos

How to prepare an Airbnb for a photo shoot.

Guests choose a stay from the photos in a few seconds of scrolling. Preparing a short-term rental for photos is different from preparing a home for sale: you're selling an experience, not a floor plan. Here's how hosts we shoot for get ready.

Sale photos versus stay photos

A listing for sale is depersonalized so buyers can picture their own life there. A rental should feel ready for a guest to walk in tonight: beds made like a good hotel, towels out, coffee ready, a book on the nightstand. Guests are buying a feeling (cozy cabin, lakeside weekend, efficient work trip) and the photos have to deliver it. That means more styling than a sale shoot, more detail frames, and a clear idea of who the stay is for in terms of the trip, never in terms of people.

Decide the story first

Before you buy a single pillow, write one sentence about the stay: "A quiet cabin near Luray with a hot tub and mountain views," or "A walkable Old Town Alexandria apartment for weekend city trips." Every styling decision follows from it. The hot tub gets its own twilight frame; the walkable apartment gets a shot of the street and the coffee shop on the corner. Hosts who skip this step end up with a gallery of nice rooms that don't add up to a reason to book.

Bedrooms: the money shots

  • Crisp white or light bedding, ironed or steamed. Wrinkles show at every size.
  • Pillows layered simply: sleeping pillows plus one or two accents. Not a mountain.
  • A folded throw at the foot of the bed for texture.
  • Matching lamps on both sides, working bulbs, nightstands with one or two items.
  • Luggage rack and empty hangers visible in the closet if you provide them.

Photograph every bedroom, and tell the photographer the bed sizes for captions.

Bathrooms

  • A full set of fresh, matching towels, folded or rolled.
  • Refillable bottles of shampoo, conditioner and body wash in matching containers.
  • Nothing personal: no razors, used soap or half-empty bottles.
  • Toilet lid down, shower glass squeegeed, mirrors spotless.

Kitchen and coffee

Guests scan the kitchen for two things: can I cook here, and is there good coffee? Clear the counters except for a styled coffee station and maybe a bowl of fruit or a cutting board with fresh bread. Show the cookware and dishes are there by opening one cabinet for a detail frame. Small appliances that matter to guests (a coffee maker, a toaster, a blender) can stay out, neatly lined up.

Amenities deserve their own frames

The amenity list is where rentals win or lose in search. Each of these deserves a detail frame if you have it: hot tub, fire pit, grill, workspace with a real chair and a good light, washer and dryer, game room, kids' gear like a crib or high chair, EV charger, parking, dock or kayaks, smart lock. A guest scrolling for "hot tub" or "workspace" wants to see it, not read it. KONAH's Airbnb packages include detail and amenity shots for this reason.

Outdoor spaces and the view

Set the patio furniture with cushions, light the fire pit for a dusk shot, uncover and clean the hot tub, and coil hoses out of sight. If there's a view, photograph it from inside the room that has it, so guests see where they'll be sitting. For waterfront and mountain stays, aerials show the setting no ground photo can, and a real twilight frame of the hot tub or deck is often the most clicked photo in the gallery.

Styling without clutter

Styling isn't decorating. Add a few deliberate touches per room (a plant, a stack of two books, a folded blanket) and remove everything else. Hide the cleaning supplies, the extra toilet paper stash, the house rules taped to the fridge, cords and chargers, and anything with your name or address on it. If you'd rather not style yourself, KONAH's Airbnb Premium package includes light styling on site: beds, pillows, towels and the table.

Order the gallery like a guest thinks

Lead with the single image that sells the stay: often the best living space, the view, the hot tub, or a beautifully made bed. Follow with the main living area, the kitchen, each bedroom with its bed size, the bathrooms, the amenities and the outdoor spaces, and end with the neighborhood or the approach. Group photos by room so the listing's room-by-room tour makes sense. Our Airbnb and Vrbo photo guide covers platform specifics.

Refresh on a schedule

Rentals change: new furniture, a renovated bathroom, a hot tub added, a season that makes the place look different. Refresh the photos when something material changes and at least once a year so the listing stays accurate; guests who arrive to something different from the photos leave reviews about it. KONAH's Airbnb Essentials includes a six-month refresh shoot at 20% off.

A night-before checklist

  1. All linens fresh and pressed; extra set ready in case of a spill.
  2. Every bulb working and matching in color.
  3. Coffee station, fruit bowl and two or three styling pieces ready.
  4. Amenities clean and uncovered: hot tub, grill, fire pit.
  5. Personal items, cleaning supplies and spare stock hidden.
  6. Outdoor furniture set; hoses and bins out of sight.
  7. Wi-Fi password card and house manual put away for the shoot.

Hosts in our area: what sells

Short-term rentals within a couple of hours of Washington tend to fall into a few trip types, and each has its own must-have shots. Shenandoah Valley and Blue Ridge cabins sell views, hot tubs, fire pits and stargazing decks; a twilight frame of the hot tub with the valley behind it is often the cover. Lake Anna and Chesapeake waterfront homes sell the dock, the kayaks, the water from the deck and the sunset. City stays in Old Town Alexandria, Arlington or DC sell location and design: the workspace, the walk score, a balcony or rooftop. Each one needs the photographer to know the trip before arriving, which is why we ask hosts to describe the stay in one line when they book.

Small touches that photograph well

  • A welcome tray with two mugs and a local coffee bag.
  • A folded robe on the bed or a hook in the bathroom.
  • Firewood stacked by the fire pit or fireplace.
  • A board game half set up on the table.
  • Fresh flowers or a plant in the main room.

Pick two or three; more starts to look staged. Remove them before guests arrive if they aren't part of what guests actually get, so the photos stay accurate.

Questions, answered.

Should I be at the rental during the shoot?

It helps to be there at the start to walk the photographer through the amenities, then leave them to work.

How many photos does an Airbnb need?

Enough to show every room and every amenity a guest might filter for. KONAH's Airbnb Essentials includes 25 edited photos and Premium 40.
