Video email for real estate: 10 scripts to record this week.
The hardest part of video follow-up is knowing what to say. Here are ten short scripts for the moments agents follow up most, each meant to be read in under a minute. Change the words until they sound like you, then hit record.
Before you record
A few habits make every video better. Hold the camera at eye level, face a window for soft light, and keep the background tidy. Look at the lens, not your own face on the screen. Start with the person's name and get to the point within the first few seconds; people decide fast whether to keep watching. Keep it under a minute, end with one clear next step, and don't chase perfection. A small stumble makes you sound human.
These scripts are starting points. Read each one aloud and change anything that doesn't sound like you.
1. New online lead
"Hi [Name], it's [Your name] with [Brokerage]. I saw you were looking at [address or area] and wanted to put a face to the name. I know you're probably still browsing, and that's totally fine. If you'd like to see it in person or just have questions about the area, tap the button below to grab a time that works for you. Talk soon."
Why it works: it's quick, friendly and low-pressure, and the next step is easy.
2. After an open house
"Hi [Name], thanks for stopping by [address] on [day]. It was great to meet you. I wanted to follow up because you mentioned [something they said, like wanting a bigger yard]. I have a couple of other homes that might fit. If you want, I can send you a short list or set up a few showings. Just reply here."
Mentioning something specific they said shows you were listening.
3. Listing price or status update
"Hi [Seller name], quick update on [address]. This week we had [number] showings and [feedback summary]. Here's what I'm seeing in the market right now, and here's what I'd suggest for next week. Let's talk through it. Reply with a good time, or tap below to book a call."
Sellers want to know you're on top of things. A short weekly video does more than a long email.
4. Showing feedback for buyers
"Hi [Name], I wanted to share my thoughts on the homes we saw today. [Home 1] had [observation]. [Home 2] had [observation]. I'd love to hear which one stuck with you. Reply with your thoughts and we'll plan our next step."
5. Introducing yourself to a referral
"Hi [Name], [Referrer's name] mentioned you might be thinking about [buying or selling]. I'm [Your name], and I've helped [Referrer] with [general description]. No pressure at all. I'd just love to answer any questions. Tap below to book a quick call whenever it suits you."
6. Under contract: what happens next
"Hi [Name], congratulations, we're officially under contract on [address]! Over the next few weeks, here's what's coming up: [inspection date], [appraisal], and [closing date]. I'll keep you updated at each step. And one important thing: if you ever get an email about changes to wiring instructions, call me first at the number you already have. Talk soon."
That wire fraud reminder is worth including every time. Our wire fraud guide explains why.
7. Closing day thank-you
"Hi [Name], congratulations on your new home! It's been a real pleasure working with you. Enjoy settling in, and please reach out anytime, whether it's for a contractor recommendation or a question down the road. I'm always here."
8. Asking for a review
"Hi [Name], I hope you're loving [the new home / your next chapter]. If you have a minute, a short review would mean a lot to me. It helps other people find me. There's a link below. Thank you again for trusting me."
Ask every client, not just the ones you're sure loved you, and never offer anything in exchange for a review.
9. Home anniversary
"Hi [Name], can you believe it's been a year since you got the keys to [address]? Happy home anniversary! If you've been thinking about projects or ever want to know what your home's worth today, I'm happy to help. Hope you're doing well."
10. Reconnecting after a while
"Hi [Name], it's been a while, and I wanted to check in. No agenda, just seeing how you're doing. If anything's changed with your plans, or you have questions about the market, I'm always happy to chat. Take care."
Keeping your videos Fair Housing safe
Video feels casual, but it's still advertising and client communication, and Fair Housing rules apply. Talk about homes, features and locations, not the kind of people who live somewhere or would "fit" a neighborhood. Avoid phrases like "perfect for a young family" or "a great area for retirees." Describe the property instead: "a fenced yard," "a single-level layout," "a short walk to the park."
Be careful when answering questions about schools, crime or demographics on camera. Point people to official sources they can research themselves rather than offering your own characterization. Our social media rules guide covers this in more depth.
What to do after you hit send
A video is the start of a conversation, not the end. Watch for signals: someone who watched the whole thing twice is probably more interested than someone who stopped at ten seconds. Follow up with the engaged ones by phone within a day while you're fresh in their mind.
Don't take silence personally. Many people watch and don't reply right away. A short text a few days later, "Did you get a chance to watch my video?", often brings the reply. And keep a simple log of which scripts get the most responses, so over time you learn what works for your clients.
Build a small library
Once you've recorded these ten, save the scripts you liked best as templates. Over a month you'll build a small library you can adapt in seconds: change the name and one detail, record, send. That's how video turns from a project into a habit you do between appointments.
Sending them with KONAH Hello
KONAH Hello gives each person their own video link, so you see who watched and how far. It includes a teleprompter that can follow your voice, one-tap removal of ums and pauses, and captions. KONAH AI can draft a script in your voice from a few words, and flags Fair Housing wording for you to fix. Send by email or from your own phone by text or WhatsApp. It's $19.99 a month (included with KONAH CRM 2.0 Pro), and replies can become contacts in KONAH CRM 2.0.
