For luxury listings

The listing deserves the whole story.

A high-end home is bought on feeling as much as square footage. Our Signature shoot gives it room to breathe: more photos, a cinematic film, the property from the air, a 3D tour for out-of-town buyers and twilight frames for the hero shot, all planned around the home's best light.

How we plan a luxury shoot.

We start with a short call or walk-through. Which rooms sell the home? Which way does the back of the house face? Is there a view that only works at one time of day? From that, we schedule the visit so the main exterior is in good light, interiors are shot while the sun isn't blasting through the windows, and twilight lands on the side of the house with the best lighting.

  • Detail frames: hardware, millwork, stone, fixtures.
  • Lifestyle frames without people: a set table, a fire lit, the pool at dusk.
  • Aerials of the lot, the approach and the setting.
  • A 60 to 90 second film with music, and an agent-on-camera intro if you want to be in it.

Privacy and discretion.

Higher-end sellers often care about what ends up online. We photograph spaces, never people; we skip safes, security panels, children's names and artwork the sellers ask us to leave out; and we keep the address off any social posts until you say so. Bright MLS added seller privacy tools in 2026 that let brokers ask consumer sites to withhold select photos; ask your broker how your office uses them.

Drone over larger lots.

Aerials matter more on estates, where the lot, the setting and the approach are part of the price. Drone is available on every Signature shoot. In McLean, Potomac and anywhere else inside the DC restricted zone, our Part 107 pilot files an FAA/TSA authorization before the flight, so we book aerials a few business days out and may shoot them on a second visit. Farther out, in Loudoun hunt country or Fauquier, it's usually a same-day add.

Delivery for every channel.

MLS-ready photos within 24 hours, the film and 3D tour in 48 to 72 hours, a branded and unbranded property website, and vertical cuts for social. Out-of-town buyers often decide whether to fly in from the 3D tour alone.

Questions, answered.

How long does a luxury shoot take?

Plan for most of a day for a large home with film, aerials and twilight. We'll give you a schedule after the walk-through.

Can the sellers stay home?

It's easier if they're out, especially during filming. If they need to stay, we'll work room by room around them.

Do you shoot homes over 6,000 sq ft?

Yes. Large homes get a quote before you pay, and the large-home Matterport tour covers bigger floor plans.

Can we keep the listing off social media at first?

Yes. Nothing goes on our social channels without your OK, and we never post the address early.
