Listing video · property tour video

A property tour video that walks buyers through the door.

Photos show rooms. A tour video shows how they connect: the walk from the foyer to the kitchen, the light in the family room, the view from the deck. We film it in the same visit as your photos, so the home only has to be ready once.

What a tour video shows.

We plan the route the way a buyer would walk it on a showing: arrive outside, step in, move through the main living spaces, then up to the bedrooms and out to the yard. Moves are slow and steady on a gimbal, so nobody feels seasick, and each room gets enough time to register.

Music, titles with the address, and your logo at the end on the branded version. Add voiceover and captions if you want the video to work with the sound off.

Branded or unbranded for the MLS?

Most MLSs don't allow agent branding in the virtual tour field: no name, phone, logo or brokerage. So keep two versions in mind.

  • Branded for YouTube, your website, email and social: your name and contact at the end.
  • Unbranded for the MLS: the same tour without the agent details.

The easiest way to handle it is a property website. Every one comes with an MLS-unbranded link that you paste into the virtual tour field, with the video and photos on it. Rules vary, so check your MLS before you post.

Tour video or 3D tour?

A video is a guided walk with music and pace. A Matterport 3D tour lets buyers wander on their own and check the layout. Luxury homes and relocation buyers often get both. For a quick sale in a hot market, a reel plus a tour video usually covers it.

Questions, answered.

How long is a property tour video?

Most run one to two minutes, depending on the size of the home. Cinematic films run 60 to 90 seconds.

Can I put the tour video on the MLS?

Yes, as a link in the virtual tour field. Use the unbranded version, and follow your MLS's rules for that field.

Do you film occupied homes?

Yes. The same prep as photos applies: lights on, counters cleared, pets and people out of the shot. We film right after the photos, so it's all already done.

When do I get it?

48 to 72 hours after the shoot, in your KONAH portal next to the photos.
