TC software or a human TC? Often both.
A good human transaction coordinator brings judgment, relationships and follow-through. Software brings speed, consistency and a much lower cost per file. Here's an honest split of who does what well.
Who does what well.
Human TCs vary in scope and fee; ask yours exactly what's included.
| Human transaction coordinator | KONAH AI Transaction Coordinator | |
|---|---|---|
| Reading dates off the contract | Yes, by hand | Yes: upload the PDF, check what it filled in and where it found it |
| Deadline reminders | Usually, by their system | 3 days before, the day before and the day of, plus an end-of-day summary |
| Chasing people by phone | Yes | No. It drafts emails for you; nothing is sent automatically |
| Judgment calls and problem solving | Yes | No. It never interprets contracts or gives advice |
| Wire-fraud warning on emails | Depends on the person | Flags any email about wiring or changed bank details |
| Compliance file for your broker | Often | Not a compliance system; use your brokerage's |
| Cost | A per-file fee set by the TC | First deal free, then $29.99 per transaction |
Where software is enough.
If your deals are fairly standard, you're comfortable making the calls yourself, and what you mainly need is never to miss a date and never to lose an email, software covers it. That's often true for newer agents doing a handful of deals a year and experienced agents with simple, repeat transactions.
Where a human earns the fee.
Complicated deals, heavy volume, out-of-state clients who need hand-holding, or a team that wants someone owning every file from contract to close: that's where a human coordinator pays for themselves. Many TCs also use software, and nothing stops an agent from using KONAH for dates and email while a TC handles the people.
What to ask before you choose.
- Who confirms each date against the contract, and how?
- What happens when a date changes by addendum?
- Who talks to the lender and title, and who just gets copied?
- How are wiring instructions verified?
- What's the total cost per file, including when a deal falls through?
Questions, answered.
Does KONAH talk to the other parties?
No. It drafts replies with the right people CC'd for you to copy or open in Gmail. Every message is sent by you.
Can a human TC use KONAH?
An agent can share the work with their TC however they already do; KONAH runs inside the agent's own portal.
